What the cellar condensate drain and pump repair
involves.

The coil in a cellar unit runs cold enough to pull water out of the air every hour it cools, and in a humid season that can be a surprising amount. It collects in a pan and leaves through a drain line to a floor drain, a sink trap or outdoors, or through a small condensate pump when there is no downhill path. When that path clogs with slime, a kink or debris, or when the pump's float sticks or its motor fails, the water has only one way to go: over the pan edge, down the inside of a wall, onto racks or through a ceiling. The technician finds where the water is really leaving, checks the pan for rust and cracks, clears the line and flushes it, checks its slope and its trap, and tests the pump's float and motor, including its safety switch if it has one. Lines that were run with no fall or through a cold wall where they freeze are rerouted. When water has run near an outlet or into a wall, the power is dealt with first.

How the visit goes

Cellar condensate drain and pump repair,
step by step.

Pour water into the pan, watch it leave, and tell you how to keep the line clear.

01

Make the area safe, then find where the water is actually coming from: the pan, a joint, the line or the pump.

02

Clear and flush the drain line, and check the pan for rust, cracks or a tilt that sends water over the wrong edge.

03

Test the condensate pump's float, motor and safety switch, and the tubing that leaves it.

04

Replace the pump, the pan or a length of line, or reroute a run that has no slope or passes through a cold wall.

05

Pour water into the pan, watch it leave, and tell you how to keep the line clear.

Before you call

Tell us this when you book

  1. Where the water shows up: below the grille, down a wall, from a ceiling or near the outdoor unit
  2. Whether water is anywhere near an outlet, a light fixture or a power strip
  3. Whether the unit has a condensate pump and whether you hear it run
  4. How long the drip has been going and whether it gets worse in humid weather

It also answers

Low,
on the site's scale.

Clearing and flushing a drain line is quick work. A new condensate pump, a replacement pan or rerouting a line that has no slope sits a little higher, and a pan in a ceiling reached from an attic takes longer.

All service areas

Tampa BayFL · 31 areas

A cellar unit in muggy Tampa Bay wrings a great deal of water from its coil, and a drain line clogged with algae backs up into the wall or onto the floor; with water near an outlet, stay clear and switch the breaker off only from a dry panel, and the repair clears the line and adds a trap or a pump where needed.

OrlandoFL · 30 areas

In an Orlando wine room the condensate line may travel a long way to reach a drain, and a pump that fails between rental guests floods the cellar floor with nobody there, so the repair replaces the pump and adds a float switch that stops the unit before water spills.

Miami / South FloridaFL · 47 areas

A condo cellar in South Florida must send its condensate to a drain the building approves, and a clogged line there can leak into the unit below, so the repair clears the line, tests the pump and checks the safety float that shuts the unit down before water escapes.

New York MetroNY · 75 areas

In a New York apartment wine room the condensate often reaches a kitchen or bath drain through a small pump, and water pooling under the unit can come through a downstairs ceiling, so a leaking cellar unit is handled at once, with everyone kept clear of wet outlets.

HoustonTX · 36 areas

Houston's humidity fills a cellar unit's drain pan all summer, and slime in the line backs water into the wall cavity around a through-the-wall unit, where it soaks insulation and rots framing unseen, so the repair clears the line and opens up the wall around the sleeve if it is wet.

ChicagoIL · 50 areas

In a Chicagoland basement the cellar unit's condensate often runs to a floor drain or the sump, and a line that freezes where it crosses an unheated rim joist or an outside wall in January backs water up, so the repair reroutes or insulates that stretch.

Los AngelesCA · 95 areas

Los Angeles cellars pull far less water off the coil than cellars in the humid South, so a drain line can dry out, lose its trap seal and let warm air and odors into the unit, and the repair checks the trap along with any clog.

San DiegoCA · 31 areas

A San Diego coastal cellar gathers more condensate on the foggy days of May and June than owners expect, and a drain that had little to do all winter clogs just then, so the repair clears the line and tests the pump before the damp season starts.

San Francisco Bay AreaCA · 74 areas

In a Bay Area cellar under a house the drain line may cross a crawl space to a distant drain, and a line pulled loose or left sagging after a seismic jolt lets water pool under the floor, so the repair walks the whole run and restores its slope.

Questions about
the cellar condensate drain and pump repair.

Water is running down the cellar wall below the unit. What should I do first?
Stay clear of any outlet or power strip the water can reach, and switch the unit's circuit off only from a dry panel. Move bottles and cardboard cases away from the water and catch what you can in a tray. Then book; most of these are a blocked drain or a stuck pump.
How much water should a cellar unit drain?
It varies with the room's humidity and the air that leaks in. A little each day is normal; a lot, all the time, suggests the room is taking in humid air through a door gap or an unsealed wall, and that is worth fixing along with the drain.
Can I clean the condensate line myself?
You can check that the outlet end is not blocked and that the pump's reservoir is clean, with the power off. Flushing a line inside a wall or reaching a pan in a ceiling is best left to the visit, since a spill there lands on the collection.
